Where Austin buyers and sellers saw the most action in 2019
Opendoor has just unveiled the 10 hottest neighborhoods for home buying and selling across Austin in 2019 — and the results might surprise you.
The company, which takes the stress out of buying and selling, has dozens of homes currently on the market in Austin. It enables house hunters to use its mobile app to unlock the front door of each Opendoor listing for a self-tour between 6 am and 9 pm, seven days a week. With over 1.5 million home visits recorded nationwide in 2019, Opendoor is able to keep a close pulse on where buyer interest is strongest in Austin.
Three of the top 10 communities where buyers were most active this year are in Round Rock, about 20 minutes north of downtown, with other popular communities also located on the outskirts of Austin. The trackable stats revealed that the No. 1 ZIP code for buyers was 78660 in Pflugerville, followed by 78634 (Hutto), 78664 (Round Rock), 78641 (Leander), and 78613 (Cedar Park).
Two more in Round Rock (78681 and 78665), one in Kyle (78640), one in Buda (78610), and one in Georgetown (78626) round out the top 10.
Opendoor consumer trends expert Beatrice de Jong says this is due in part to stretched affordability as well as the rise in remote work. In a recent trends report, de Jong noted that "many people are moving to smaller cities and more suburban or rural areas. With remote work, they can prioritize affordability and the lifestyle they want and can afford, and get more bang for their buck in places outside of or just adjacent to a big city."
As for sellers, the top 10 ZIP codes where people were moving from was remarkably similar. With home prices in Austin on a record-setting rise, this was a great year for homeowners who may have purchased years ago in the suburbs to capture their home equity and downsize closer to downtown.
Nationwide, Opendoor found that 23 percent of those who moved in 2019 cited downsizing as their primary driver.
Opendoor found the most activity in 2019 occurred in Pflugerville's 78660 neighborhood, followed by Hutto (78634), Leander (78641), Cedar Park (78613), and Round Rock (78664).
Also seeing an influx of activity among sellers were Kyle (78640), Round Rock (78681 and 78665), and Buda (78610 and 78748).
