Austin’s Affordability Conundrum

Austin real estate expert: Standardized code will encourage affordable housing development

It’s an exciting time to live in Austin. Our economy and our housing market are stronger than ever, fueled by new jobs and new residents — 150 people each day, according to the Austin Chamber of Commerce. However, every rose has its thorn, and, for Austin, that thorn has become decreasing housing affordability, requiring decisive and positive action.

Austin is quickly becoming one of the most expensive housing markets in Texas. If that trend continues, there will be much less opportunity of home ownership for Austinites who fill our work force needs and maintain the diversity of our city. One key factor in responding to this challenge is the impending overhaul of the City of Austin’s Land Development Code. We must tackle that challenge in a way that fits with Austin’s vision and makes development more practical and less costly.

Every rose has its thorn, and, for Austin, that thorn has become decreasing housing affordability.

Currently, Austin’s Land Development Code is a complicated set of rules and regulations that are notoriously difficult to navigate and are interpreted inconsistently. As a result, the LDC creates uncertainty in the development process and requires significantly more time and fees to build a new home in Austin than it does in other Texas cities. In theory, that is intended to prevent development that falls outside of the city’s growth plan. In practice, the inefficiencies of the code work to unnecessarily delay development that is good for communities and cause the cost of home ownership to rise.

The Austin Board of Realtors advocates for a development process that is efficient, is applied consistently and does not pose ineffective barriers to healthy, controlled growth. The code should be condensed to have fewer negotiated solutions to individual problems and more consistent application of agreed-upon planning principles.

With a more streamlined product, the Planning, Development and Review Department will be more efficient and thus able to expedite its review of applications and bring down the overall cost of development.

In addition, the new Land Development Code should have a framework that is supported by our community and designed to meet its future needs, protecting the credibility of Austin’s neighborhoods and encouraging density where it’s needed to create a more balanced housing market.

That approach is clearly outlined by the Imagine Austin plan, which puts forth a vision of Austin that is more compact and connected. Policymakers agree that Austin must begin changing development patterns now in order to make progress toward the goals of Imagine Austin over the next several years.

As a stakeholder in the revision of the City’s Land Development Code, the Austin Board of Realtors will be engaged in the process, and I encourage you to do the same by getting involved with the City’s CodeNext initiative. Let’s ensure that Austin remains a place that residents of all types can call home.

Previously, Hilgers served nearly 10 years managing federal and local housing and community development programs in Austin, including expansion of the Austin Housing Finance Corporation, which issues housing bonds and tax credits. More recently, he served three years as deputy general manager of the reorganized Pedernales Electric Cooperative to help bring major changes to that organization. An Austin native, Hilgers is a graduate of Whittier College and holds a master’s degree from the Lyndon B. Johnson School of Public Affairs at The University of Texas at Austin. In addition to the City of Austin and the PEC, he has worked for former Governor Mark White, as a long-time district director for former Congressman Jake Pickle, and as a federal and community relations manager for the Lower Colorado River Authority. Hilgers is an alumni of Leadership Austin’s Class of 1987.

The holidays splash into Sea World San Antonio with 'biggest Christmas event in Texas'

In total, Sea World will feature 12 uniquely themed holiday areas for this 42-day Yuletide extravaganza.

In Texas, we like to claim that everything is bigger here. We also like to compete for biggest of the big, which rings true for Sea World's self-ascribed "biggest Christmas event in Texas," kicking off Thursday, November 10, in San Antonio.

Just under a two-hour drive from Central Austin, the marine life park transforms into a holiday wonderland for 42 full days of sparkling lights, holiday festivities, and, of course, tasty seasonal treats. This year also marks the premiere of a new live-action musical, O Wondrous Night, as well as a new Christmas party zone, Snowman Jam. In the former, the Nativity story comes to life through the eyes of the animals who experienced it, thanks to puppetry, carols, and special effects. Meanwhile, Snowman Jam invites park visitors to enjoy festive flurries and specialty cocktails from the Frozen Fusion Bar while bopping to the sounds of a DJ.

Returning favorites include the Sesame Street Christmas Parade, Christmas Market, meet-and-greets with Santa and Rudolph, and the "largest light display in the state" – according to the release. In total, the park will feature 12 uniquely themed holiday areas, from a 1950s-inspired Christmas cove; a whimsical Snowman village with life-sized snowman; and the country-themed Christmas Market, which houses a Christmas tree made entirely of cowboy boots.

Other highlights include:

  • Holiday shows and festive animal presentations, from Merry Mariachis to a festive beluga whale and pacific white-sided dolphin presentation.
  • An immersive Rudolph the Red Nosed Reindeer experience: Hear the story of the world's most famous reindeer when strolling past life-size story book vignettes featuring the classic tale before meeting the beloved characters including Rudolph himself.
  • The Sesame Street Christmas Parade: Festive floats feature live performances and celebrate the magic of the holiday season with Sesame Street friends, including Elmo, Big Bird, Cookie Monster, and more.
  • Coca-Cola presents Fireside S’mores and a holiday scavenger hunt: Families and friends can create memories while cozied up around the fire roasting marshmallows for delicious holiday s'mores. Afterwards, guests can participate in a photo scavenger hunt for Coca-Cola-themed festive prize and the chance to be featured on billboards around San Antonio.
Don't forget the festive food and drinks, either: The park will offer no lack of seasonal candies, baked goods, hot cocoa, and more. Winter cocktails include a new Santa-Gria and melon liqueur-based Grinch cocktail. For a traditional holiday meal, guests can enjoy dinner with Santa or Rudolph (reservations required).

SeaWorld’s Christmas Celebration runs from 1 pm until 9 pm on select days between November 10 and January 2, 2023. 8 things to know in Austin food right now: Hot bar hosts industry night pop-up

Drink makers at the Bar Peached Chef Bar pop-up developed "outlandish" recipes for a "profit sharing experiment."

Openings

Famously, the restaurant industry is always battling to keep passion alive and restaurants funded, despite very tricky financial standards. Bar Peached, the cocktail-forward sister eatery to the Peached Tortilla, is hosting an industry night on its usual night off, Monday, November 14. Event curators were given free rein to make any weird drinks they’ve always loved, resulting in an eight-drink special menu featuring items like black pepper and stone fruit pit (consider that Peached). Half of sales from the Chef Bar pop-up (6-11 pm) will pay the staff at the event. Everyone is invited, and other industry professionals are especially encouraged to visit.

Happy Lemon, a boba chain from Taiwan, is opening its first Austin location the weekend of November 12. This is part of a larger-scale Texas takeover, with nine locations already in Dallas and Houston, and more planned soon according to an Instagram post in August. The most recent new location before Austin was in Plano a little more than a month before. The shop is celebrating the grand opening on Saturday and Sunday, from 11 am to 9 pm, with buy-one-get-one drinks and free tote bags for the first 100 customers. Happy Lemon Austin is located at 2501 W Parmer Lane, Suite 650.

Other news and notes

Watertrade, the Japanese-style cocktail bar inside omakase restaurant Otoko, is known for its sleek, modern atmosphere and, of course, its Japanese ingredients. Now it may be known for something exclusive; its own private-label sake. Revenge of the Third Son, brewed in Kyoto and inspired by Otoko chef Yoshi Okai, has “gentle ginjo aromas & a dry, crisp, yet matured aftertaste,” according to a press release. It is available to try at Watertrade and Otoko, or to purchase by the bottle in gift sets (starting at $120) via Tock.

On November 10 from 7-11 pm, the American Cancer Society is hosting its second annual Thomas J. Henry Fork Cancer fundraiser, which doubles as a tasting event for several highly-regarded Austin restaurants including Loro, Via 313, Juliet Italian Kitchen, TenTen, and Intero. Supporting entertainment at The Belmont includes live music, a silent auction, and live screen printing by Feels So Good. There are still plenty of tickets ($95 general admission) on GiveSmart.

Speaking of those screen printers and record label, Feels So Good, the recent rebrand is not complete without an official party at FSG Fest on November 12. The multifaceted festival mostly focuses on music (of course), but has plenty of food and drink options planned. There will be four food trucks on-site: Hajima Food Truck, Austin Oyster Co, Fase Cafe, and the Corn Dog Company. Plus, there will be free beverages while supplies last, and some of the proceeds will benefit the Austin Music Foundation. Tickets ($20 in advance) available at fsgprints.com.

Future Front ATX, the events superstars behind Front Fest, are doing it again with a four-weekend market at Ani’s Day and Night. The house-turned-coffee shop and miniature food truck park are making space from November 12 to December 3 for rotating brunch and drink specials, goods by women and LGBTQ+ makers, DJ sets, and “surprise pop-ups.” There are more than 400 vendors participating in 2022. Uchi has a busy five days of collabs coming up. Fierce Whiskers Distillery is hosting a sold-out preview of Uchi’s new yakitori eatery, Uchiba, on November 13. Next, on November 16 and 17, Asian smokehouse Loro is teaming up with the sushi restaurant to create an exclusive tasting menu ($74.95) with items like edamame jalapeño hummus and sesame pecan noodles. The dinners will be at Loro, does not accept reservations.

Desert Door Texas Sotol is also busy, but that’s not news for the event-happy distillery. From November 16 to 20, Desert Door is celebrating its fifth anniversary with $5 ranch waters, samples in the tasting room, food by Lo Salvaje, and live music to keep the party going. RSVP on Eventbrite. The sotol distillery recently partnered with Garrison Brothers, a bourbon distillery, to make sotol finished in bourbon barrels called Midnight Cowboy ($75). The public is invited to the Desert Door facility to celebrate that achievement, too, from November 10 to 13. RSVP on Eventbrite.

Comedy Comeback

Austin's legendary Cap City Comedy Club brings back the laughs with new location

Cap City Comedy Club is coming back, better than ever.

After closing its doors in March 2020 thanks to — you guessed it — pandemic woes, one of Austin's legendary comedy clubs is back, baby, and in a brand new location.
Previously located on Research Boulevard, Cap City Comedy Club served Austin with laughs for over three decades before shuttering. Here's hoping its new outpost at the Domain will revive that legacy for years to come.
In an earlier announcement on its website, the club shared its goal to "continue our tradition of booking national acts, Austin-based comedians, and cutting-edge up-and-comers" at the new location.

Putting the "better than ever" in the classic comeback story, the new spot is bigger than before. Featuring two showrooms for standup shows, one will be for national touring acts, while the other will showcase Austin’s local comedians to help foster the city's growing comedy scene.

The announcement also mentions "eclectic" food and beverage menus and a "jam-packed schedule of local and original programming." "We are excited to welcome you to our new location for more laughs this Winter," says the club.

Comedy fans can find the new club next to the Museum of Ice Cream behind Kendra Scott. Cap City Comedy will be open Monday to Thursday from 10 am to 8 pm; Friday and Saturday from 10 am to 9 pm; and Sunday from 12 pm to 6 pm. The best parking will be in the Domain's pink garage, with a map available here.
