Building Community
These Austin homes are changing urban living for the better
Apartments used to rule city centers, forcing homebuyers to decamp to the suburbs and move further away from the close-knit, walkable community they'd previously enjoyed.
Then PSW Real Estate began changing things up, selecting dynamic, urban areas in thriving cities for its unique, custom communities. Homes designed to maximize their area's best qualities — while filling in whatever amenity gaps may exist — finally allowed homeowners to live big in the city.
There are currently 11 PSW communities in Austin, with six more that are under construction and currently selling, and two more coming soon. They're in neighborhoods such as Zilker, Tarrytown, Clarksville, and East Austin.
One of the newest is Eastline, located only two miles from downtown and surrounded by dedicated bike lanes, easy access to public transportation, and a short walk from one of Austin’s best entertainment and restaurant districts. Its 48 townhome-style residences are built around an elevated courtyard (inspired by the High Line in NYC), all of which sits above garage parking and 5,000 square feet of first-floor retail space.
That 6,000-square-foot courtyard is the focal point of the community — there's also an outdoor kitchen with a bar and grill, a fire pit, water features, and modern outdoor seating and lighting — giving residents and their pets a central spot in which to gather, play, and relax.
So instead of building a typical condo where you walk down a long, dark hall without any social interaction to get to your front door, PSW created a community that encourages connectivity. So much so that there are regular planned gatherings, from tailgates to happy hours and more. Those get-togethers happen for the communities still under construction, too, letting new neighbors get to know each other before even moving in.
Eastline features a modern aesthetic courtesy of Page Architects' Larry Speck, with innovative, low-impact water requirements for eco-consciousness. The homes themselves start at $355,000 and around 1,000 square feet, including one-bedroom, one-bedroom plus study, and two-bedroom floorplans.
Inside, plan on 9-foot ceilings, quartz countertops, glass tile backsplashes, stainless steel appliances, recessed LED lighting, large walk-in closets, and walk-in frameless showers.
Low-VOC paint and a tankless gas water heater are only two of the green features from the company that was just named best green builder of the year by the Austin Business Journal.
Get a sneak peek on May 18, when you can tour the condos, nibble on food from Salt + Time and Spun, sip free beer and wine, groove to live music, and win raffle prizes. There will even be special pricing for those in attendance (but only available through May 21). But remember that it's still technically a construction zone, so arrange to leave the kiddos and pets at home.
Because it's not just the materials that go into being green — it's that PSW is building smart in the heart of the city, giving its residents shorter commutes and allowing many homes to become one-car or car-free. With PSW, it's not just the home you're buying, but the community.
