New 2,200-acre master-planned community with 'downtown village' on the horizon for Lake Travis
A new master-planned community is set to take shape in the "wild hills" of Lake Travis. Thomas Ranch, announced December 5 by developer Areté Collective, is coming to Spicewood, with construction set to begin in 2023.
The 2,200-acre project will boast ample housing — approximately 3,500 units are planned — as well as a downtown village, expansive hiking and biking trails, and many other luxe amenities. Its website says "Thomas Ranch is a 2,200-acre master-planned community reimagined to appeal to a new kind of lifestyle."
“Areté is working to create a new frontier when it comes to Lake Travis living,” Rebecca Buchan, Areté Collective's CEO and co-founder, says in a release.
“Our vision for Thomas Ranch is that it will pave the way for more integrated planning to better support the inevitable growth of Austin. While the last generation was about what you build, this generation is focused on what you preserve. We hope to inspire our entire region to remain attentive to the needs of our unique community and landscape, developing in a way that honors both the land and the people who call it home.”
Plans for the new community include a diverse array of housing at multiple price points. Among the several thousand privately developed housing units will be single-family homes, multi-family units, townhomes, apartments, senior living, and affordable housing. Units will be both for sale and rent.
Important for its new residents will be access to Thomas Ranch's retail and lifestyle offerings. Plans calls for 250,000 square feet of retail, restaurants, and more in a 15-minute walkable downtown district. Schools, healthcare providers, and a boutique hotel are also part of the vision.
While there is much to be developed in the new master-planned community, approximately 1,200 acres of the site will be preserved open space. That includes 40-plus miles of trails for hiking and biking designed by Avid Trails, as well as two miles of river frontage, community gardens, and a destination farm.
Also onsite will be a "world-class, eco-friendly" 18-hole private golf course designed by David McLay Kidd.

Thomas Ranch will be situated 30 minutes from downtown Austin and 60 minutes from Austin-Bergstrom International Airport. Construction will begin next year, with early residential sales kicking off in late 2023.
