Rare modular home hits the Austin market for $3.275 million
The future of sustainable home construction is here. A uniquely built, one-of-a-kind home in a historic West Central Austin neighborhood is now on the market with a $3.275 million price tag.
Innovation Home is self-described new solution to relieve Austin of its housing availability shortage. Located on a 0.21-acre fenced lot at 2413 W. 9th St. in Austin's Deep Eddy neighborhood, the home was created using eco-conscious materials and fabricated off-site, which reduced the home's carbon footprint by 40 percent, according to a release.
The 3,420-square-foot home contains five bedrooms, four full bathrooms, and one half bath across two floors. Floor-to-ceiling privacy-controlled, digitized windows can be found in nearly every room of the house, showcasing the beautiful Texas trees around the lot. Guests have plenty of space to relax outside on the partially covered back patio or take a dip in the sunken pool.

Kuper Sotheby’s International Realty listing agent Tarek Morshed applauded the home's originality and innovative design in the release, and expressed the home is perfect for "those seeking something that redefines the luxury space."
“This home is living proof of what luxury can be and that is far from what is being done in the present," Morshed said. "This is where building is going, yet it's here today for those seeking the next generation of building and a head-turning pivot in the luxury landscape."
The home's sustainable approach to construction doesn't negate its opulence – which is apparent within its minimalistic modern appliances, lighting fixtures, and more. For example, Gaggeneau appliances and Henrybuilt Space Theory cabinets create a highly-polished perspective of the kitchen. The butler’s kitchen is similarly equipped with luxurious appliances and a wine fridge for guests to get a glimpse at any wine enthusiast's impressive selection.
The master suite contains a bathroom with a steam shower, plus double vanities, which are situated outside facing the spacious walk-in closet. In there, stylists will find black shelving, matching cabinets, and a center island.
Mark Colby, the co-founder and president of Offsite Modular, explained the benefits of modular home construction in a video on the home's listing.
"You get factory precision, you get sustainability from less waste from the products that you use, you get the control of having a specific deadline for a project," Colby said. "A project that may take 24 months historically can be shortened to 12 to 14 months by eliminating weather delays, subcontractors' commutes to work, and material shortages."
Just minutes away from Innovation Home is the flagship two-story Lake Austin H-E-B, Lady Bird Lake, Lions Municipal Golf Course, and the neighborhood namesake Deep Eddy Municipal Pool. The home is zoned for the highly-coveted Tarrytown schools nearby. Downtown Austin is only a three-mile drive away for any evening date nights or getaways.
