3 hottest Austin neighborhoods for 2019 predicted by real estate authority

It’s no secret that Austin is one of the hottest real estate markets in the country, and the area boasts myriad attractive neighborhoods for prospective homebuyers with different budgets.
So which ones are on track to be the hottest this year? For itsHottest Neighborhoods of 2019 list, real estate website Redfin determined the three hottest neighborhoods in many of the largest metro areas in the U.S., based on Redfin user data and agent insights from November 2018.
The neighborhoods below are poised to become “some of the most desirable places in the country in the coming year,” according to Redfin. The site measured metrics such as median sale price in the area compared to metro median, number of days on market, and percent that sold above list price.
Redfin spotlights Rosedale, Riverside, and Northwest Austin as the hottest neighborhoods in the greater Austin metro area for 2019.
Rosedale comes in as the priciest on the list with a median sale price of $675,000, compared to the Austin metro median of $304,005. Homes here are on the market a median of 35 days, and 8.3 percent sold above list price.
The median sale price in Riverside is $406,500, and homes here stay on the market a little longer, 43 days. Seven percent of homes are sold for above list price.
The most affordable of Austin's hot 'hoods for 2019 is Northwest Austin, which Redfin defines as extending from around the Arboretum to RM 620 to the west and almost Parmer Lane to the north. Homes here sell for $325,550 and are on the market for only 29 days. In this competitive neighborhood, 22 percent of homes go above asking price.
The nation's overall hottest neighborhoods are mostly located in coastal cities, with Bridle Trails outside of Seattle; Merriewood in Oakland, California; and Mission Terrace in San Francisco taking the top three spots.
