Rents on the Rise
Rents are rising the fastest in these popular Austin neighborhoods
If you're in the market for a new place — or a new neighborhood — take heed. A report from rental site Zumper reveals which Austin neighborhoods have the fastest-growing rents.
Since last quarter, the neighborhoods with the fastest-growing rents are University of Texas and Windsor Park, up 13 percent and 12 percent, respectively. In the campus area, a one-bedroom costs $990, up from $870 in the winter; a one-bedroom in Windsor Park now goes for $900 (up from $800).
While the growth is steep, these neighborhoods still offer a relatively good deal. Right now, says Zumper, the average price for a one-bedroom rental in Austin is $1,150.
Other neighborhoods, albeit pricey ones, have shown a slight reprieve in rents this quarter. In Old West Austin, the average one-bedroom rent has dropped $100 to $1,600. Zilker has dropped almost $200 to $1,460 for a one-bedroom place. On the flip side, rents in trendy Bouldin Creek, Holly, and Hyde Park are increasing — but slowly.
