Cozy Austin neighborhood ranked 2nd best place to live in Texas in 2025

Triangle State, a small Central Austin neighborhood, has been ranked the No. 2 best place to live in Texas in 2025 by rankings and review website Niche.com.
The survey determined the best places to live in based on crime rates, public school rankings, the local cost of living, job opportunities, and more using data from the U.S. Census Bureau, the FBI, and others.
This isn't the first time Triangle State has been lauded as one of the best places to live: In 2019, Niche ranked the neighborhood the No. 7 best place to live statewide.
In Niche's national rankings of the best places to live in the U.S., Triangle State ranked 20th overall.
The neighborhood is situated just four miles north of downtown, in between Austin's Rosedale and Hyde Park neighborhoods. It's bordered by W. 38th Street to the south, W. 51st Street to the north, North Lamar Boulevard on the west, and Guadalupe Street on the east.
Niche gave the neighborhood an "A-plus" rating thanks to its family friendliness, its high-ranking public schools, its nightlife, and more.
The neighborhood also boasts a population of more than 3,000 residents, most of whom are "young professionals."
"Living in Triangle State offers residents an urban feel and most residents rent their homes," Niche says.
A Triangle State home is worth a median $785,700, which is far higher than the national median home value of $303,400. Median rent prices land at just under $2,000 per month. Austin's median listing price is $600,000, according to Realtor.com.
Although potential homeowners on a budget may not find much within the technical confines of this neighborhood, at the time of publication, multiple condos and duplex listings for $350,000 or less can be found a block away on Zillow. Open up the search a few more blocks, and several townhouse and single-family options at or below Austin's median listing price show up.
Triangle State was the only Austin-area neighborhood to make it into the top 10 best places to live in Texas, with North Shoal Creek (No. 16), Brushy Creek (No. 21), and East Cesar Chavez (No. 22) ranking among the top 25.
