Construction begins on major $2 billion development in Northwest Austin
Construction is underway on a major development in a booming Northwest Austin corridor. Pearson Ranch, a $2 billion mixed-use development, has broken ground on its first phase: a "smart" apartment complex slated for completion in late 2024.
A December 8 press release announced the start of construction on The Eden, which will be home to 306 "smart" apartment units that will "integrate the latest technological features with a myriad of other Class A+ amenities." The project will include one-, two-, and three-bedroom units, ranging from 672 to 1,511 square feet.

Construction on The Eden marks the first phase of a much larger development, first announced in early 2022.
Pearson Ranch is a 156-acre site at West Parmer Lane and RR 620, just two miles from Apple's new $1 billion Austin campus. It is being developed by Inspire Development, and the entire project is expected to take 10 years to complete.
The grand long-term plans include 2.6 million square feet of office space; 200,000 square feet of retail, restaurant, community, and cultural space; two hotels; thousands of high-end residences; and 30 acres of parkland.
Early on, residents of The Eden can expect access to community gardens and a three-acre park, as well as onsite amenities like a fitness center, rooftop lounge deck, and resort-style pool. More unique offerings for residents will include a coworking lounge, golf simulator room, and dog spa.

“This part of the Austin area has cemented its reputation as the place to be for high tech employers,” says Inspire Development's managing principal, Brett Ames. “The Eden brings high-quality housing to an area where it’s needed and helps more people live close to where they work.”
Representatives expect to begin preleasing units at The Eden in the first quarter of 2024, with construction wrapping by the end of that year. Rent prices will be at market value, they say, and have not yet been released.
